「つくば豊里の杜」は、つくば市の約700戸で構成される宅地分譲事業である。
本プロジェクトでは、土地利用計画策定において、幹線道路を緑の軸とし、その両端に配置した街区公園と調整池からなる緑の核とで、緑の背骨を形成し、住宅地の付加価値とすることを提案した。それ以降、公園緑地の基本・実施設計、設計監理までを担当した。
幹線道路沿いや計画地外周部に、アカマツを中心とした既存樹木を保全することを協定によって担保した緑地を設け、それを隣接宅地に附属して販売する分譲緑地の手法を提案し、採用された。
東西の調整池は、多目的利用によって付加価値(東:湧水を利用したせせらぎ、西:スポーツ広場)のある緑地として整備したことで、調整池に面する宅地が単価の高いプレミア区画となり、プロジェクトのテーマに「ビオトープのある街」として採用されるまでになった。
Toyosato no Mori is a 33 hectare residential subdivision project in Tsukuba City, Ibaraki Prefecture, which accommodates almost 700 single family homes.
Tsukuba City is also called “Tsukuba Science City” since numerous research laboratories and institutions are situated in the city’s environs. The researchers and teachers who had lived abroad and appreciated “quality of life” were looking for a sophisticated neighborhood with affluent natural and cultural resources.
D+M had been a core member of the design team of the project since 1992 and undertook the main role in the entitlement process and design works. D+M studied the site closely at first and found that several resources could have important roles in the project. For instance, the existing spring and surrounding vegetation could be a unique amenity for the community if they were conserved together. The red pine trees (Pinus densiflora) which had covered the site for a long time were a part of the indigenous landscape of Tsukuba area and considered to become an identity of the community.
With these ideas, D+M proposed “Green Spine” concept, in which the main street was set in the middle of the site with a strip of conserved red pine trees on each side. It connects two water features at each end, including the conserved natural spring. D+M believed that this structure would not only work functionally but become the pride of the community.
All the lots were successfully sold out and the community is now inhabited by nearly 2,000 residents as of January, 2015.

沿主干道和规划地外周部设置了以赤松为主的现有树木保护绿地,并通过协议将其作为分割绿地的一部分出售给邻近的宅地。这个方法得到了采纳。
东西方向的调节池被设计为具有附加价值的多功能绿地(东:利用涌水的小溪,西:运动广场),使面向调节池的宅地成为高单价的优质地块,项目的主题也因此被确定为“拥有生物圈的街区”。
